Background
Sutherland’s Chennai site is a multi-floor office campus where cooling performance directly affects comfort and productivity. The campus already had a BMS, but day-to-day operations still relied too heavily on complaints and manual trend checking.
The goal was to make the existing BMS more useful by converting raw points into actionable insights and repeatable reporting.
Challenges
The team faced familiar problems that most BMS setups do not solve well on their own
Comfort issues surfaced late, usually as complaints

Chiller plant efficiency drift was hard to see without continuous Delta T insight

Solution
Sensgreen deployed a Cloud BMS overlay that organized BMS data by equipment, ran analytics continuously, and delivered insights in a format the FM team could use without deep manual investigation.
Device-level analytics, kept practical:
Chillers focused on Delta T health and performance drift. AHUs focused on stability and repeatability. Pumps focused on flow and pressure behavior that often drives poor system outcomes. FCUs and VAVs focused on comfort drift, hunting, and off-hours behavior.
AI support was used quietly for operations, not hype: it helped group repeating alerts, prioritize issues by impact and persistence, and generate short incident summaries that made handoffs and follow-ups faster.
A monthly report closed the loop by showing what changed, what drifted, and what actions mattered most.

Within the first 12 weeks, the campus shifted from reactive troubleshooting to proactive correction and verification.
