80 Buildings, 400 Sensors

Background

Ensuring optimal air quality in residential and commercial buildings is crucial for the health and well-being of occupants. The severe weather outside makes indoor air quality (IAQ) problems worse in Dubai. Traditional air quality monitoring methods often fall short in providing real-time data and actionable insights. Facility managers work independently without adequate oversight, resulting in inconsistent management and suboptimal air quality. Continuous monitoring and advanced solutions are necessary to address these issues, improve occupant health, and enhance productivity. By leveraging IoT technology, comprehensive and continuous air quality monitoring can transform the way air quality is managed in buildings, leading to better health outcomes and energy efficiency.

Challenges

Insufficient Data Insights

Without advanced IoT sensors, buildings lack comprehensive, real-time data on IAQ, hindering effective air quality management and informed decision-making.

Technical Expertise Deficiency in HVAC Optimization

Optimizing HVAC systems requires expertise in both indoor conditions and Dubai’s harsh outdoor weather. Facility managers often lack the skills to analyze complex data and adjust operations, leading to poor air quality and energy inefficiency.

Poor Facility Management

Effective IAQ maintenance needs strong facility management. The absence of performance evaluation mechanisms results in inconsistent practices, making it hard to uphold air quality standards across building portfolios.

Complexity in Managing Extensive Building Portfolios

Managing numerous buildings with unique needs is challenging. The diverse requirements demand a scalable solution to ensure consistent air quality management across the entire portfolio.

Solution

To tackle the air quality challenges, ISTA implemented a comprehensive solution by installing Milesight AM308 9-in-1 IAQ sensors across 80 buildings in Dubai. Here’s how the solution was structured and executed

Sensor Installation and Data Tracking

Sensors: Milesight AM308 9-in-1 IAQ sensors were installed to continuously track environmental parameters, including temperature, humidity, CO2 levels, and particulate matter.

Deployment: The ISTA team completed the installation in just one month without any issues, thanks to careful planning and live coordination with the Sensgreen team.

Connectivity: Connection checks of sensors and gateways were conducted in real-time to ensure smooth operation.

Automated Data Management

Data Transmission: The data gathered by the sensors was transmitted in real-time to the Sensgreen Smart Building Platform.

Data Analysis: The platform analyzed the data to detect air quality issues and generated detailed reports, including recommendations for improvement.

Immediate Response Mechanism

Alarms: The system was programmed to set alarms based on sensor data, instantly notifying building managers of any air quality deviations.

Proactive Measures: This proactive approach ensured prompt action to rectify issues, maintaining optimal indoor conditions.

Enhanced HVAC Maintenance

Trend Analysis: The platform analyzed parameter trends over time to identify anomalies.

Predictive Maintenance: Facility management teams were prompted to conduct necessary checks and maintenance, reducing downtime and improving HVAC efficiency.

Quarterly and Monthly Reports

Evaluation Reports: Quarterly reports reviewed HVAC performance and overall IAQ, covering aspects like IAQ performance, pollutant levels, and seasonal variations.

Compliance Monitoring: Monthly reports monitored compliance with global and local standards. KPIs were set for facility management teams, tracked via the Sensgreen platform.

Overall Impact

Comprehensive Solution: The integration of Milesight sensors with the Sensgreen platform provided a data-driven, comprehensive solution to IAQ management.

Enhanced Outcomes: This approach resulted in improved comfort, health, and energy efficiency across the building portfolio.

Overall, the systematic deployment and use of advanced technology allowed ISTA to overcome the challenges of maintaining high air quality standards in a large and diverse building portfolio.
